Our specialized interior design team offers consultations with clients on every aspect of a building’s interior, ranging from space planning through to implementation.


During the Programming Phase,

  • Begins with an initial client meeting or interview to establish and confirm full project requirements.
  • Assess the feasibility of meeting applicable requirements of the Project within the owner’s budget and limitations of the space.
  • Develop blocking plans from a site verification and analysis of existing furniture and equipment .
  • Create and brief client profile outlining likes, dislikes, preferred materials, inspirational pieces, colour tones and budget.

During the Schematic Design Phase, we:

  • Develop preliminary drawings and diagrams for the Owner’s approval including enclosed spaces, furniture and major equipment or feature locations.
  • Propose initial design concept through colour, materials, finishes, sketches and images.
  • Liaise and co-ordinate approved concept with all team consultants as required.

During the Design Development Phase, we:

  • Refine approved schematic design content into detailed plans, elevations and renderings as required to describe the size and character of the interior construction.
  • Coordinate colour boards, material samples and details of furniture and fittings.
  • Coordinate special design features and millwork to be incorporated into the floors, walls, partitions and ceilings.
  • Present the Final Design Concept and presentation material to the Owner, Clients Group and Consultant Team.


During the Contract Document Phase, we:

  • Prepare Construction Documents based on the approved Design Development submissions and further adjustment in the scope for construction & purchasing.
  • Construction documents consist of Drawings, Schedules & Specifications required for the fabrication, procurement, shipment, delivery and installation of furniture, furnishings and equipment necessary for the Project.
  • Co-ordinate drawings and specifications with nominated engineers, vendors and direct suppliers. 
  • Assist in the preparation of the necessary bidding and procurement information.

During the Construction Administration Phase, we:

  •  The Contract Administration Phase will commence with the award of one or more Contracts or Purchase Orders and will terminate when final payment to Contractors or suppliers is due.
  • Mariani Lind shall represent the Owner during this phase and shall advise and consult with the Contractors where a Project Manager is not present.
  • Liaise and co-ordinate with Client Group and all Team Consultants as required.
  • Mariani Lind shall visit the Project premises as deemed necessary to become familiar with the progress and quality of Work to ensure it is in accordance with the Contract Documents.
  • Review and approve all shop drawings and finish samples relative to the interior design specifications and drawings.
  • A member of our team will be present during the execution of furniture placement, installation and interior styling.
